Victoria College's Physical Plant Department is hiring for a full-time Building Maintenance Supervisor. This position is responsible for directly supervising building maintenance staff during daily maintenance operations to include general repairs, routine and preventative maintenance, building renovation projects, work requests, and event set-up.
Duties & Responsibilities:
- Function as a working supervisor providing skilled leadership and guidance to building maintenance technicians.
- Oversee, coordinate, and respond to work requests; including corrective, routine, and preventive maintenance activities.
- Monitor, observe, and review work performed by technicians to ensure efficiency, timely service, and a high level of customer satisfaction.
- Interact with building occupants on scheduled and nonscheduled activities to ensure open and effective communication.
- Requisition and procure materials from vendors and coordinate with outside contractors providing contract and/or emergency services.
- Monitor building infrastructure and implement repairs and improvements as needed to ensure safe and well-maintained condition; Inspect rooms and furniture to identify repairs or renovations
- Schedule and supervise in-house construction and renovation projects.
- Ensure quality and timely responsiveness of assigned maintenance activities, including responding to emergency calls during non-business hours.
- Assist with moving, loading, and unloading supplies, furniture, and equipment.
- Ensure work methods comply with established health and safety regulations; Inspects facilities for compliance with codes, regulations, and accessibility requirements.
- Implement, monitor, prioritize, and track all Computerized Maintenance Management System (CMMS) activities using School Dude.
- Coordinate physical plant responsibilities for special events and projects.
- Establish work schedules, approve employee time cards, and leave and vacation requests; In consultation with Director of Physical Pant, approve overtime for building maintenance personnel.
- Perform annual employee evaluations and process disciplinary and incident/accident reports.
- Manage department budget; ensure spending within budget allocation; provide input and direction to the budget planning process.
- Responsible for other duties as assigned by the Director of Physical Plant.
Qualifications:
- High School diploma or equivalent.
- Minimum of eight (8) years’ experience in building maintenance, construction and related fields required.
- Minimum of three (3) years supervisory experience that includes basic employment practices, evaluation of staff, staff planning and staff utilization preferred.
- Knowledge of methods, materials, tools, equipment, policies, procedures, principles, practices, and industrial safety rules applicable in building trades construction, carpentry, maintenance, and repair work.
- Two (2) years' or more experience implementing and managing a preventive maintenance program.
- Ability to analyze problems and estimate repair/replacement costs, formulate project budgets, and produce cost estimates.
- Working knowledge of all local, state and national building codes.
- Ability to communicate effectively with employees, faculty, and staff in both oral and written forms.
- Strong interpersonal to foster effective working relationships at all levels and with diverse groups.
- Ability to use e-mail, internet, MS Office, and computerize maintenance management system for basic business applications.
- Ability to read, understand, and accurately interpret a variety of technical documents such as blueprints, technical drawings, sketches, specification records, and operating and maintenance manuals.
- A valid Texas Driver’s License is required to drive College vehicles.
Physical Demands:
- Must be able to safely push, pull, carry or lift objects weighing up to 75 pounds.
- Must be able to frequently stoop, kneel, and reach.
- Must have ability to stand for a minimum of two (2) hours without a break.
- Must be able to climb and work from ladders and scaffolds.
- Must be able to work indoors, outdoors, or in confined spaces
